Listen to the various real estate gurus, and you would swear it is impossible to sell your home these days. Hogwash! You just need to work a bit harder. Here is one trick that can get your property a ton of attention and offers. Why do you think there are malls? What is there to do there other than buy stuff you may or may not need? Yet all of us go to malls at one point or another. Do you think this makes them valuable to retail businesses? You bet. This store placement strategy is all about something known as traffic. You and I are the traffic. We might be driving by on a busy road or we might be walking around in a mall. The point is we are going to see that store continually and may go in to buy something. So, what does this have to do with selling your home? Yes, you would like to be on a lot that has tons of traffic walking and driving by, but most homes aren’t situated as such. A couple weekends a year, however, this may change. The days are getting longer and warmer. Spring is here and summer is around the corner. With warmer and longer days comes activity. If you are a little lucky, this will present you with a very unique opportunity to get your home in front of a lot of people. People are starting to make use of their weekends. As the weather continues to warm up, entire neighborhoods are waking up. Many, in fact, are holding events to celebrate it. These may be fairs, concerts, large picnics or whatever. And here lays opportunity. If there is some type of gathering in your community, you have an opportunity to expose your home to lots of potential buyers. People must park and walk to most events. This means there is going to be traffic going past your home. This traffic is your opportunity. You have hundreds of people walking right by your home. Have an open house. Hire some kids to walk around and hand out brochures. Put up a sign with brochures next to the sidewalk. If it is hot, offer people free water bottles. This may sound embarrassing or dubious, but it works. I guarantee you will get more interest in your home during the one or two day event than from all your other marketing efforts. The more buyers that look at your home, the sooner it will be sold.
